In 2008 the real estate market in Maple Ridge, Pitt Meadows and Mission, BC is quite different than it was one or two years ago. There are more listings and less active buyers. In fact, these homes can still attract multiple offers and a final sales price higher than the initial asking price.
Staging the home and having a sharp price are as important as the marketing that an agent provides. Staging a home gives the sellers a competitive advantage over a property which is not staged.
According to the National Association of Realtors (NAR) a home that is staged or primped will sell 50% faster than one that is not.
According to the Accredited Staging Professionals (ASP) a staged or primped home will sell for 6.9% more money compared to a home which is not staged.
Sharp pricing is a very important ingredient that is a must to effectively sell a property in the 2008 maple ridge real estate market. Sharp pricing does not mean you are leaving money on the table or are giving your home away. It means you are intelligently positioning the price of your home to compete and win in today's market. There are still some people who attempt to sell their home for the most amount of money that they feel it is worth compared to what it is actually worth in the market. Quite often these sellers have a painful journey which is loaded with stress and ultimately ends up with an Expired or Terminated property listing.
