How is our home marketing program different?
One of the questions I get asked the most is, "How is our marketing different from everyone else?" I could go on for some time giving you the answer. I could use charts and graphs, I could show you our client testimonials, I could show you how we invest over a $1,000 to market each new home listing. There are ads, brochures, postcards, web sites,virtual tours, open houses, four foot banners, and on and on.
Rather than deliver you a thousand word dissertation we can use a picture or the movie on the right to provide the answer. Play the movie to get an idea of what our marketing program is like.
Our marketing attracts attention. While competitors stand by and watch we work as a team to put your home in front and top of mind in the eyes of the buyer. Does this take extra effort? You bet it does! In fact, it takes about 40 man hours in the first week alone to market one new home listing. Why do we do this? Because it works and it works better than pounding a "For Sale" sign in a lawn, putting a home on the "MLS" and running the occassional ad in the local newspaper and praying that your home sells.
Perhaps this is why over 70% of our business comes from past clients and referrals.
According to the National Association of REALTORS® only 12% of the agents sell more than 20 homes per year. The average agent sells 6 to 7 homes each year. Ouch!!
In Maple Ridge there are now about 300 agents and out of which about 36 of them are earning a respectable income. The balance of agents are ordinary average guys. This is significant to you as a potential client; Do you want an average agent to look after the sale of your home?
For an example, Let's say you asked someone out for a date. You wouldn't say, "Look, I need to tell you something. I'm not a person who tries to do his best at things. So this is probably going to be an average date. I picked an average place to go. We'll have an average meal, and we'll do something very average afterward." Would you be interested in a date like this?
Consider a marriage. Would you turn to your spouse and say, "I need to share with you that my expectations are very low for this marriage. I don't intend to do my best, and I don't expect much in return." Who is going to marry someone who thinks at this level?
Now, what is the average agent who sells 6 to 7 homes a year saying when they are looking to represent you in a real estate transaction? When they sit in front of a buyer or seller they are really saying, "The reason you should be hiring me is I'm average. I act average. I don't aim too high. I'm not very interested in doing my best. Doing my best requires extra effort and I'm not prepared to put in any more than an average amount of time. My marketing is average and gets average results. I have learned what the average person has learned and am not much different from any other average agent out there." Who would really choose to do business with someone like that?
To do your best in anything you will have to learn new skills and take specific actions to continually improve. I would not go to a dentist or a surgeon who is average. That would be silly. It's not that everyone should try to be the best that they can be, it's all about the incredible journey and the experience they have when they try. The best they can be will naturally happen when they try.
Our Purpose
“Our purpose is to make you so outrageously happy that you'll easily refer at least two people to us before we sell your house. Because our business is referral based, if we don't serve you at a high level, our business dies. So, all of our focus is on serving you at an extremely high level.”
On our first meeting with Gord Moman, he promised to "WOW" us. We don't WOW easily so this was a tall order. Gord arrived with a complete market strategy on how to sell our house for the price and in the time frame we wanted. For the next week Gord went beyond our expectations.
Gord prepared gorgeous pictures of our home, he provided a decorator to "stage" our home, and invited all of our neighbours to our open house. In addition to this he advertised our home in a wide variety of places to give our home as much exposure as possible. The REAL Pros Group even shoveled our driveway when we were snowed in. This was not expected and was thoroughly appreciated because my wife is pregnant and she needed to use the car that day.
We're sure our list would be longer with all the great things Gord did except that our house was sold within that week. So yes, we
where "Wowed" and have already and will again recommend Gord to anyone considering selling their home!

In my hunt for a realtor, I expected to find a salesperson whose character resembled that of a sly shark! Then, a pleasant surprise came….Gord Moman. As the process of listing the home began, I became very confident because Gord answered all of my questions. Gord even set-up my own personal website which allowed me to access all of the marketing information and read the feedback from potential buyers.
Due to unforeseen circumstances the timing of selling the house needed to be postponed. Going beyond the call of a realtor, Gord took the time and initiative to help me find a renter for the suite downstairs. I still can't believe it. That's definately some of the “WOW” factor that he said he'd provide me ... lots of pleasant surprises. The "WOW" factor Gord gave was not only to selling the house but applied to his whole principles and true desire for a client's best interest. After 22 years in the same home, the kids gone, my husband and I decided it was time to downsize and buy a new home. Selling and / or buying a home can be a very stressful time and finding the right estate agent to help you, that you are comfortable with and feel that you can trust can be an extremely difficult thing. Especially when you are new to a country as we were.
